HEY BP Nation:

A family friend passed away leaving her estate behind to her husband. Her estrange children seem to have hired a rest estate agent to handle everything. 

I would like to purchase this property with a hard money lender and flip the property.

My questions are:

Should I reach out to the hard money lender or the family member?

Should I reach out to the son or the real estate agent?

What are the steps I can take after an agreement on price? 

I have never worked with a hard money lender, what are things that can make me a good candidate?

Hey BP Nations,

I am currently completing the renovation to my kitchen with a goal to remain under the budget. I do not want to spend too much money on the backsplash and countertops but I don’t know which type ( subway tiles or press on tiles; granite or quartz) of material should I choose. I love suggestion BP Nation. Thank you

Hey everyone,

I am purchasing a single family home from a family member thats $80k under market value, based on comps. I currently live in the home managing the property, remodeling the kitchen, installing a bathroom and reconstruction to the deck. After I purchase and complete these upgrades i don’t know if I should sell or hold this property as a rental.

I want to purchase a multi in 2021
