Post: Tree removal/driveway repair, worth it for rental or future sale?

If you don't do it now, you are asking for trouble down the road.  It will defineitley be a costly venture, but you need to remove that tree asap. I'm sure you already have to cut the roots out the plumbing.  If not, I can almost guarantee you will be treating this problem very soon.

@James Beasley I would try to get the HELOC in place even if you use a cc. Some banks will give you a line of credit without any annual costs. Therefore, in the future if you need funds you already have access.

@Don Meinke I would love to keep the cabinets attached to wall, but unfortunately the ceiling tiles need to come down and the paneling behind the cabinets need to be removed.  Not in the pictures, the other side of the room had a roof leak that caused water damage in the kitchen.  The issue has been taken care of, however the kitchen ceiling tiles look like poop.  Its already a small kitchen, and if i don't properly upgrade this thing I am going to attract a poop tenant.  Unless you have an idea on how to remove the paneling and ceiling tiles, they have to be moved at least temporarily,

I was thinking about adding some back splash and a nice faucet.  I think it will spruce up the place! Great idea.

@Steve Babiak thanks for the link.  Just bought 800square ft of this stuff.  I tried to visit the store to see the product in person, but unfortunately they did not carry the wide smoke silver planks.  Hopefully it looks good in person.  I did see they have a 90 return policy if not satisfied.

@Gabriel G. I just tackled a wall paper removal job.  In one of the rooms there was actually 3 layers of wall paper.  Anyways, I thought the task wasn't as bad as people describe.  Buy a wall paper cutter and make small circles (the more cuts the easier).  Second, use a garden pump and spray hot water with laundry detergent.  Find a corner and start pealing. Maybe I was fortunate, but I really didn't think it was that difficult.

Now I will say, on another house I removed the wall paper but the glue didn't come off. We didn't use the technic described above.  Anyways. we ended up hanging 1/4 inch drywall on top. This project was on an interior wall that did not have any windows or joints that were a concern.  Looking back, I think if I would have used the hot water/detergent mix with the wall paper cutter the glue would have come off.  I didn't know about that trick the first time I removed the wall paper.

Definitely upload photos with the results.  Good luck!

@Frank B. These are before photos.  The plumbing underneath the cabinets wasn't hooked up properly.  Underneath the sink look bad.  I'll see if I can take a photo of that and post it tonight.

@Account Closed Yes, I did notice that.  I agree, I doubt a perspective tenant will notice.  One concern I have is the cabinets are drilled into cylinder blocks.  It's going to be a pain in the butt to take them down and put them back up.
