I'm planning on buying and holding. I want to use the strategy of putting down as little capital as possibility so I can quickly expand my portfolio.

sounds like you are investing in appreciation. That's very risky.  Yes you had a great experience, which is awesome, but the market could have gone the exact opposite way and you could have been underwater. What happen in 2008? We're you able to ride the wave and still expand your portfolio? Or was it rough?

@Nathan Paisley thanks! Sounds like you may have bought hud homes before. When you purchase a HUD home, is there any special financing available like the homepath loans?

I think I'm going to check into the allure.  @Matthew Paul while I would like to tile the floor, I know it would make it very uncomfortable for the tenant. Obviously they could buy an area rug but I'm not sure if that is a feasible solution.   I am planning on using tile flooring whenever possible in the near future simply because he's basically tenant proof. So I do agree with your choice, but  not for this unit.

@Arlan Potter I completely agree. With all the competition these days, I'm quickly realizing that the best way to find deals is to find properties before the hit the mls. Aka I need to network network network. Later this week I'm actually going to look at two properties that are not listed yet. I got this opportunity because I mentioned to a friend I'm looking to buy another house. Hopefully I'll have he same results as you!

@Colleen F. The rental unit is cheap. Rent will be between 625-650. So heated floors is definitely out of the question. I do like the idea of area rugs.  I'll probably look  at the allure and laminate flooring. Then just put something on top of it.

@Michael Noto  that's good no one has complained. This is my first rental so my experience is very limited. Maybe I'm thinking / concerned about the little things to much. I should be probably looking at more big picture items like how will the product hold up in comparison of cost.

@Sharad M.  I have not.  Is the the stuff brandon turner mentioned on one of the podcasts?  Will it be warmer to walk on then laminate?

I have a triplex where one unit is in the basement.  There is definitely moisture in the air, so I bought a dehumidifier.  My question is, what should I do with the flooring.  Right now, there is ugly blue carpet in one room, and even uglier orange carpet in the bedroom.  I would like to lay laminate, but my concern is that in the winter it would be too cold to walk on.  I would rather not lay carpet because I know I will have to replace it almost every year give or take.  And tile would be super cold.  With the moisture in the air, the unit is very cool now even when  the temperature outside is in the 90s.  What should I do?

Jeff Blanchard that's a great idea. My friends and I currently use Venmo to pay each other for cab rides and stuff, but I've never thought about setting it up to bill my tenants. It also appears that many people use williampaid. I think I'll look into that as well.
