thanks guys! Sounds like I should call the listing agent/pay attention to description and ask some questions before I check it out.  It seems to me that a lot of properties that have been listed for a while have few pictures. Poor marketing by the agent/owner may lead to an opportunity.

When scanning the mls or some website like realtor.com, if the property does not have any pictures displayed how should one interpret the situation? Does this mean the property is in horrible shape and I shouldn't waste my time? Should I expect a significant rehab? Or if its a new property, does it mean the realtor simply hasn't loaded any photos yet and will do so in the next couple of days?

Seems like a lot of people decided to use the FHA loan and begin there investing career in their 20's. I actually did the same thing. I bought my first property (age 23) June 30th, a triplex, using a FHA loan and I am currently looking for my second investment. This is a great way to start! I am now living for free and I'm able to save much quicker for the second property. Its exciting to see when people started and how far they have come in a couple of years. Its more motivation for me to grow my real estate portfolio.

Sounds like it might be time to leave that area. That's a shame they are scapegoating landlords. That is truly unlawful.

I love the idea of a gift card in Dec. It will make the tenant happy and feel like you have a good/strong relationship with the landlord.

You can always set up the business account as a sole prop.  That way you can run the business account separate from your personal.  You also avoid paying state for an EIN number.  When starting off, every penny is valuable at least to me it is.
