Great Story. This is exciting for me as a new investor because instead of playing the long game, I`m rewiring myself and my savings to buy my first property by next summer.

Wouldn`t you want to focus on owning the buildings your furniture stores are working out of? Seems like that would be an effective way to continue to reduce your overall cost.

Thank you for all the responses. Little more info for everyone here.

The hose was attached to the spigot and drained  before winter, as I was always taught growing up, and I`ve never had a pipe burst. The husband, (who isn`t on the lease) tried to file a claim on my renters insurance, which was denied because I could not be held liable for a existential forces freezing the pipe. No where in the lease is it stated that we had to winterize the outside spigot. However, he claims that it is "common knowledge" to remove the hose and that we should be held liable. When he lived in the home, X amount of years ago, the pipe burst and he fixed it with plumbers tape to avoid dealing with insurance. Fortunately for them, insurance covered the fix, but they want us to pay the deductible and service call fees.  They also want us to "replenish" the deposit before we can continue I want to sign and have the dispute settled in court, but also don`t want to lose my home in the process and have to move on short notice. We only intend to stay for another year

Why would you be responsible for paying anything for a pipe burst? That has nothing to do with tenant negligence?

Thank you for the response. There are no missing pieces, they're just very bad landlords. They're hurting financially and just trying to pressure us.

Greeting BiggerPockets

I`m a tenant in PA (Chambersburg) who`s about to resign a lease but I have some concerns someone more experienced may be able to answer.

A few months back we had a water pipe burst in the living room. Pipe and Carpet were replaced by landlord as this was not the result of tenant neglect. Now the landlord has deducted from our security deposit, the cost of the plumber the service charge to come out and assess the pipe, as well as the price of their insurance deductible. Before signing the new lease, they want us to "replenish" the security deposit. Is this correct or are there other actions I should be taking.
