I highly recommend Warren Kirschbaum at Title trust in west palm beach. He is very professional and is an investor as well. Being with Title trust he will steer you in the right direction. He will review your contract for a very reasonable fee and he specializes in REI matters. Good luck.

How do you get the big discounts from them? I am going to give SW a try and compare. I have been using the BEHR because of the discounts REIA has gotten for us. Thanks for any tips or ways to get their discounts.

I think I would make a tub perpendicular to the existing one and lose the linen closet if that is what the little door is. As for the size of the tub not being 60 inches you can make a tub any size you need with framing and tiling. I assume it is a wood structure so the plumbing is not difficult to relocate but my opinion is to make it a nice walkin shower which could change the layout and the look would be improved drastically. The tub in its current condition really restricts your floor space. Good luck and send photo's of what you decide to do. All the best.

Probably just the slope of the yard. I always pitch my decks slightly away from the structure so you don't get any buildup. Great solution though. Good luck.

@Warren lfergane, could you explain the process and how do you compare this strategy with HML's. The fee they are quoting is about $4000 on an annualized basis so if you flipped your property say in 6 months it would only cost you $2000 or 4% in total. Since it is a 0% interest for the first year that would be a great deal. I can see how that would work for funding a re-hab but how can it work to purchase a property for cash. I would assume the c.c. would not give you all cash advances for a purchase. Can you explain a bit how you use it. I always fund my re-habs myself but the purchase of the property is where I can save costs. Appreciate your input.

There is a product called vinyl concrete patcher at Home Depot. It is a high strength product and made for patching spots like yours. It's about 15 dollars a bag and sets up quickly. Pressure cleaning is a good idea also but I think I would invest in 5 gallons of paint and roll it out with a decent color and it would make the curb appeal much improved. Good luck with the flip.
