Hello,

I live in and rent out several vacations rentals in Port Charlotte.  It is a great spot between Sarasota and Fort Myers.  We have excellent occupancy rates in single family homes and condos.  The area is growing with Allegiant Airlines purchasing and developing the waterfront on the harbor.

Julio, I am looking in a similiar price range but we do vacation rentals for seasonal and short-term rentals.  The seasonal market is great here (I live in Port Charlotte also).  In that price range, we usually rent the homes for $2500 per month in the peak season and $1000-$1500 during the other months.  I also like the seasonal market because we clean and maintain the homes more often.  

I am not sure about the long-term market but I think you are looking in a good area either way.

Thank you all for the great tips.  I have started to have some success reaching homeowners on VRBO through direct mail (the emails I sent directly to them did not work out).  Also, just simply getting the word out seems to be helping as I have run into interested owners in passing conversations.

Hello,

I am trying to start a property management company in Port Charlotte, Punta Gorda, and Venice Florida.  The area is great for short-term rentals and I have had great success managing my own properties.  Any ideas on marketing to second home/vacation property owners in the area?  My website floridapropertycare.com has received some traffic but very little has transitioned into deals. I have contacted realtors but without much experience they seem to have reluctance in recommending us.
