I use HomeRiver Group Atlanta for my property in East Point. I've been with them for 5 years and they have been great, no problems.

I have a property in East Point, 4 Bed, 2.5 Bath, 2,110 sq. ft. built in 2018, just inside the perimeter of I-285, near the Camp Creek Marketplace.

It has never been vacant, same tenants for 3 straight years rents for $1,470.

I have a PM company that runs it and I've never had any run-ins with the city of East Point, inspections, etc.

In my experience with out of state investing, the Cleveland OH. market was one of being nickel and dimed to death by the city with permits, violations no matter what repairs you do, fees, increasing insurance premiums, with rising costs of city services and finally high turnover (4 tenants in 4 years) <Again this is my experience> 

Huntsville, Alabama is booming, (west side of Huntsville) but comes at a price with the housing cost. 

Birmingham, Alabama is a nice alternative in Alabama where I currently have 3 properties. I recommend Fultondale, Pinson, and the Grayson Valley areas. Low taxes is one reason I do Alabama, as it is one of, if not the lowest state for property taxes.

Georgia is nice on the taxes as well, and higher rents than Alabama. All around the greater Atlanta metro area is hot.

You're pretty set if you got in early, and own property in the greater Austin area.

I wonder what the estimated total cost would be to convert a long term rental into a short term rental? Buying all the furniture, appliances, extras, taking the carpet out for vinyl flooring, etc.

I've been with HOMERIVER GROUP (formerly known as PROPERTY FRAMEWORKS) for about 5 years now (they run two of my properties in the Atlanta area) and they are amazingly detailed in their work with a great system in place.

8% PM FEE; 60% LEASE FEE; 7% RENEWAL FEE; Nice dashboard portal that keeps you informed, and they run everything by you, and do nothing without your approval.

Stay away from the PMS in Longview that own their own rentals.

The phone calls started about a month ago, asking me if I wanted to sell my property at address XXX. 

Sometimes it happens twice a day asking me for property at XXX and then another call from someone else for property at XXX. 

I used to get just mail asking, but now the phone calls. I even block them but they come back with different numbers.

Anybody else getting these calls everyday?
