Post: Marketing to a corporation?

I'm sending direct email to distressed properties and occasionally I find the owner is a corporation, an LLC, Trust, LP, even a big name bank.

Would you send mail to them? If so, do you differentiate the message from what you would send to an individual owner?

This is for both SFR and MFR properties.

Interested in hearing from investors in LA  what your expected profit margin is?

I realize it's difficult to follow the 70% rule and I've heard some investors say they'll go for a deal that has at least a $30K profit.

But $30K from a $1M deal does not seem like a good deal to me, right??

So, what rule of thumb do you follow?

@John Thedford Thanks for the response. Can you help me understand what that means though? Would any private contract be voided? Or would the agent just want to be part of the deal and get a commission?

Looking at a pre-foreclosure in the LA area and the owner wants to sell directly but also has it listed. 
Can you put a property under contract privately or must you put it an offer with the realtor?

If he signs a contract with me while still listed, would any agreement with the realtor void my contract?

Can anyone provide recommendations for investor-friendly realtors (residential) and/or title companies in SoCal? 

More specifically the South Bay area Non-beach cities and Long Beach area as well as Northern OC.
