There’s 2 duplex buildings on the same lot for sale that i am interested in...
However , i want to use fha. Is it possible to use fha on that type of setup?

Searching for a Potential house hack .. there’s a duplex In the area
However, it states that it is fully occupied. Is it still possible to use FHA loan or will it have to be vacant?

We found a property being sold as is for 25k.
Work needed is 8k.
ARV is 60-65k.
Can anyone recommend me a trustworthy, dependable and experienced HML to help me secure my first fix and flip before NYE?

Hi, BP family. Quick question..
We found a property being sold as is for 25k.
However there’s a mold issue (not severe). Work needed is 8k.
ARV is 63k.
I believe I can leverage the fact that there’s mold to lower the asking price significantly. Is this a legit tactic experienced investors use? If i can negotiate the price down to 15-20k it would be a win.
Does any have insight or success stories they can share about overcoming similar mold issues?
