I really need to focus on myself, and take some massive actions

I am a license realtor, and I’m marketing to off market multi family deals. I’m willing to get them under discount. And I want to hold them for cash flow, but i don’t have money or credit at this exact moment.

just got my real estate license, wold like to buy a income property. Duplex to forplex. I’m doing marketing to off market properties.

Can anyone give me an advice to get my fist property as soon as possible?
