I’m looking at a single lot in Denver.

9,370 sq ft zoned E-TU-C, which means tandem homes, duplex, ADUs, or urban homes. No row homes. Min. lot size to build is 5,500 sq ft so slightly too small to split the lot unless the city provides a variance.

Anyone have experience with city of Denver on this and know how flexible they are?

Otherwise, I’m still curious about the process to sell new build duplexes individually.

What’s the process to sell individual duplex units on a single lot?

Lot is big enough to build two units and zoning allows.

Request two tax parcel numbers from the city?

I appreciate any direction here!

I really like Warren Buffet's advice about not trying to time the market. Obviously, he was talking about stock markets, not real estate, but I think the advice still applies. We have lots of data, we do our research, pick our market and our investment vehicle, but no one has a crystal ball.

I invest in Colorado, so I think it is time in the market that matters most, especially for an appreciation play like Denver.

Where are you investing? What's your market?

We are seeing low listing supply across the board, and with historically low interest rates (forecast for the next few years), buyer demand is also increasing. In this market, my goal is to secure my next investment as early as possible.

Anyone know how to find homes that are being rented-for a targeted mail campaign to likely buyers in the neighborhood?

My MLS has a mining tool for the homeowner info, house value, etc.

I’m wondering if there is a similar tool that pulls from Zillow rentals, apartments.com, etc? (If not, maybe this is worth developing...)

I’m an agent investor in Denver and I can echo what you first said about our local market: it’s tough to find a MFH where the numbers make sense, especially if you do not have the capital to make the initial investment.

I recommend house hacking: buy a SFH home with a mother in law, or ADU (additional dwelling unit-like a room above a garage), and then rent the space long term, Airbnb, or even rent room by room.

This is exactly how I invest in NW Denver. The advantages are more numerous than I’ll fully cover, but to start with you can begin investing much sooner than waiting for the larger down payment necessary for a MFH, and you’ll cut down on your mortgage expenses so you can save up $$$ for the next investment. When you have enough equity down the line, you can even 1031 the property (sell but avoid the taxes) and buy a MFH at that point.

I see a lot of investors want to pursue big goals and so they wait too long to actually start investing. The beauty of house hacking is that you can begin right away. The best returns from investment come from time in the market!

Zillow has a great lease that I use for my tenants. It a customizable template that allows for electronic signatures and has some state specific guides. I recommend for how easy it is.

I house hack in NW Denver myself, and think it’s a great investment strategy!

I get the desire to be prepared to move quickly and that’s a good intuition in the Denver market. Homes are still moving fast, and while demand is back at pre-COVID levels, supply is down.
