Hi BP Community,

I have been watching a 7 module course about buying Tax Lien Certificates.  The buying of certificates seems like a great investment opportunity, almost too good to be true.  I would appreciate hearing from folks who have experience buying certificates and what are some of the negatives involved.

I have been researching multi-family properties in the NJ area.  In order to move forward I will need a financial partner.  Is the best course of action to find an investor partner first or to have a property to offer first?

I would like to begin investing in commercial real estate.  I have come across office condos which have a lower entry point when compared to full buildings.  Does anyone have experience investing in office condos they would share?  Can you provide the pros and cons and what one should look for when reviewing?

I am new to commercial real estate with an interest in purchasing either a small strip mall or office building.  I have been calling a few properties for sale in my area.  I would like to get some advice about what are the most important 3-5 questions I should be asking when I speak with a commercial agent about a property.
