Hey Bryan I love the look of stucco but that seems to be about the only pro with it here in DFW. Current market value here starts around $9 sqft and goes up from there. It's probably cheaper there in AZ since many houses have it. Stucco is also a maintenance nightmare here in DFW because of our soil shifting. AZ doesn't seem too have as much soul shifting so you may be ok there. Hope this helps.

Sal, When vetting your potential builder make sure they've done duplexes in the past (obviously). If the builder has only done single family I would be cautious. Depending on municipalities there are several huge differences. In Arlington TX we have to 1) install fire suppressant systems in each unit (attic suppressant systems in attics), 2) you will also need a "firewall", we use a 1/2 DensGlass application, 3) fire rated decking within four foot of "firewalls", 4)and non-vented soffit within four foot "firewalls." Again, this is for Arlington TX, not necessarily Austin. I've built single family homes and duplexes all the way up to six unit homes for developers in DFW. I hope this gave you some useful info when vetting potential builders. Cheers

Post: Is a crack in sheet rock possible foundation problem?

Hey @Deadrick Colbert If the crack is in just one area of the house you shouldn't necessarily be concerned with foundation issues, it becomes more of a cosmetic issue. However, check your doors and windows, if these have become difficult to open and close then you could have a possible foundation issue on your hands. You also said that their does not appear to be any cracking of brick on the exterior which is another good sign that there is no foundation issue. I build homes in Dallas TX which is notorious for poor soil which in turn leads to many foundation issues. I hope this helps. Cheers

Good morning Moshin and Joe I am new to BiggerPockets, with that said I've worked for a production builder in DFW building 15 single families in the past year. I now work for a developer out of Dallas and am currently building 2, 3, 4, 5, and 6 unit town homes in Viridian. Good morning all

I spent a year at Texas Tech before transferring to the University of Arkansas. If you are looking into rentals for college students I highly suggest Tech Terrace. This area has the trolley system that allows students to commute to the University rather easily. The area also has a nice little grocery store, coffee house, and several little eateries and is close to nightlife entertainment (which is on Broadway).

The bread and butter for rentals when I was there (3 years ago) was between 19th and 35th and University to Canton.

I lived with 2 roommates on 2621 28th St which was a 3 bed 2 bath under 900 sqft. We paid $1200 a month and our own utilities.

I hope this gives some insight into the rental market in Lubbock, at least for student rentals that is.

Good morning BP!

My name is Chad Coburn, I currently work as a Construction Superintendent for a Real Estate Developer in the DFW area in the Viridian Development. When I began in this industry I worked for a large regional production home builder specializing in single family homes, after moving companies I now oversee the construction process of Townhomes ranging from 2 to 6 units.

I am interested to hear any investors stories on constructing New Homes in the DFW area. How did you get started? How has your experience been with the market? How has your experience been filing permits and other paper work with the municipalities.
