hey everyone, I'm a newbie real estate investor, starting out my real estate career. I'm definitely having trouble on finding leads and even finding people to call. What is a good way to create consistent leads and even get sellers calling you? Thanks in advance.

If you're unaware, the San Diego market is not the best for buy and holds at the moment with 4%-5% cap rates. Hello and welcome! Just do whatever you feel good about, Just know your market and do the numbers. I am 59 years old and I found BP about 3 months ago and I am still learning. I graduated from college and I got a broker license in 1980. Even though my degree was in business with emphasis in real estate I stayed in construction because I felt more comfortable with it. New at this as well, but how I started out my real estate portfolio was I bought turnkey properties. My husband and I invest out of state, which is why we chose turnkey properties for starters.
