I don't think it's that extreme. Like the previous comment suggests, Once he leaves the oder will too. Id suggest to make him aware of the situation and give him a chance to fix it before you evict someone because they smell bad, especially if the other tenants haven't complained about it. Then again its your property so do what you feel is fit but I will say, I respect smoking outside more then vaping your strawberry apple vape inside which I'm sure most of your tenants do given they are mostly students.

Hello Salvatore,
I'm a noobie investor looking to close on my first rental property in Palm Beach County, Florida.
though I do not have any skin in the game, I'm learning how to run a proper analysis on rentals and mostly focused on cash flow and cash-on-cash return. I'm in it for the long run and my goal is to expand to multiple owned doors, making a living off the positive cash flow and (hopefully) retiring off the appreciation or 1031-ing into something larger. having this in mind, what property type do you think would better suit my goals while also serving as my first ever investment property. SFH or Duplex? property will be owner occupied for at least the first year and id be willing to house hack during this time period to produce more income.
