Post: Use 401k for investing...?

I am looking into an option for financing properties I plan to rehab, refinance and hold/lease.  I'm short on funds and trying to find if it makes sense to use my 401k to help fill some gaps on capital with the plan to refinance with money out and put back to my 401k.

Does anyone do this or has done this? What issues may I encounter doing this?

So I am purchasing my first property with hard money and want to see what everyone thoughts are on it and any advice for the first buy/rehab/refinance/hold.

PP 125k

Rehab 15k

ARV 180k

HM int rate 12%, 2 points

Rehab is cosmetic, good foundation, roof, AC.

Thought this would be a good start since there are no major rehab and low cost point. Thanks.

I am looking into a SFH in TX that has a detached loft. I heard of some people allowing tenants to sublease detached rooms and either increasing their rent to (tenant would keep profit from sublease) or offering a discount if the tenant manages the subleasing through say air bnb (landlord keeps profit from sublease). Does anyone have experience in this or have recommendations in setting this up?

Hello Everyone!  I am new to property investing in DFW but not new to the area.  I recently purchased my first investment property but it was a tenant ready home.  I'm looking at joining the brrrr market and would like to see how investors in the area choose their properties and if you use anyone?  Does anyone use realty companies like Networth or have experience with them?

Thanks,
