I am deciding whether or not to include my website on my postcards. I have read, you only want one way for a seller to contact you. Best way being a phone number. Have you included your website? What were your results.

I'd echo what everyone has said here. Get on everyone's buyer's list and you'll have deals to evaluate in your inbox everyday of the week. You will need access to comps or a good realtor to work with. Also I'll add, in Houston there is tons of competition, so when you find a deal lock it up asap.

Even in areas like Heighs and Montrose, to get a general look at land prices you need to get more specific. Prices vary all the way down to each subdivision. Access to the mls will give you what you are looking for. If you don't have access any realtor in Houston can provide you with these numbers.

I would like to add, the other condos that are listed are not "real" comps. You must find out how much similar condos SOLD for, and make you r comparisons / set price based on that.

I have plenty experience wholesaling land. I don't use a formula (ex. 70% rule) instead I go by actual comps in the area. You need access to your local mls to get accurate comps. Get the price per square foot of similar sized lots that SOLD in the area. Active listings don't mean much as they are most likely overpriced. 

Another peice of advise I can give you about lots is to be ready for the curative process. With vacant lots, people buy them and sit on them for years and years. Which equates to heirship issues, leins from the city for keeping the grass cut, interest in those leins depending on how old they are, and a host of other potential hiccups.

 Title company is very busy and takes a while getting back to me. When I call, I get a voicemail and no reply most of the time.

@David Cruice Mostly heirship issues. One title commitment came back with 8 people in title, and a bunch of AJs attached. I got them directly from the seller who Inherited the property, but there was no will.

Like the title says, I am looking for a company/service that focuses on clearing title for investors. 

I have properties under contract with multiple issues, and I want to avoid relying on my title company to handle them because of timing. 

Any and all suggestions welcome.

I had a couple commercial properties pop up on my radar in Littlefield, Tx. that may be a good deal. 

Seller is older, and is willing to owner finance. I don't have access to comps in Littlefield, and hope to speak to someone that does.
