Hi @James Carlson no my wife would be on board for a mother-in-law suite provided there is a separate entrance. But the thing I saw when I was first buying a house was that the kitchen needs to be shared anyways. That would be a problem now. I think just having a kitchenette there won't attract a lot of long term renters and putting a full kitchen in the basement seems like a safety hazard.

I haven't explored ADUs though. Never saw one when house hunting then. I will check those out. Thanks again for the information! Really appreciate it!

Hi @James Carlson Yep I am on H1-B visa and can only work for my employer who sponsored the visa. This eliminates a lot of side hustles and the only means of getting some side income is through stock investments or real estate investments. I even tried to rent out my car in Turo but got to know I cannot do that as well. So I decided to get a big house in 2021 and rented out 2 rooms for around 2.5 years. I got married 6 months back and my wife doesn't want to rent out the rooms anymore haha. That got me to start looking at real estate investing. 

Thanks for letting me know that there might not be any property management companies for MTRs. Yeah I agree it might not be a feasible option when taking the commission into consideration. I guess LTR is the best option for me then as you said. I am also considering the sneaky rental tactic with Multifamily homes since I no longer need the big house and can downgrade.

Thanks again for the reply. I am still discovering the different issues that I will face eventually and trying to find answers. I am able to find many of the answers in the BP posts itself :)

Hi @James Carlson I am interested in the traditional buy-and-hold. As you said, cash flow seems to be unlikely on LTRs with the current prices and interest rate. I thought about STRs but I am on a work visa so I cannot legally manage my own property (grey area). I think getting someone to manage STR on a daily basis might cut a lot into cash flow. I am exploring MTRs and also browsing through realtor apps to see if there are multifamily homes in market that can produce cash flow. I am still saving up for downpayment so not in a hurry.

Hi everyone, I am Chandru from Longmont. I am looking to increase my cash flow to support my family and wanted to learn more about real estate investing. I have been reading personal finance books for several years now and have decent control of my money but not much experience in the world of real estate apart from investing in REITs and renting out bedrooms in my house (purchased in 2021). I'm here to learn and grow.
