@Wenjing Wang Hey Wenjing, I'm not as experienced as many of these individuals here but I do have to agree with @Thomas S. on this for two main reasons...
1) If your spreadsheet is showing ~1% then your money isn't even keeping up with inflation. You'd be better off putting that money in an index fund (for the most part).
2) From an economic perspective, there are some serious opportunity costs here that might as well put your cash flow in the red (Your time, better possible investments out there, etc.). Regardless of what you may believe, there are ALWAYS better opportunities out there to be had.

Hey BP,
Realtor here in Champaign, IL. So I'm looking to buy a 4-Plex through an FHA Loan (3.5% down) and understand that I will have to live in one of the units as per the requirements. Unfortunately, all four units are leased out until Summer 2018 and I would really hate to have to kick someone out.
Is there ANY way to make this work without having to force anyone out? Thank you.
