Hi Dave. I am surprised that a realtor is showing a house without a commitment letter. Are you selling on your own or do you have a realtor? 

If you re-list the buyers agent may ask what happened, just let them know that they didn't qualify for lending. That is all that they need to proceed without caution.

You need to, or have your realtor, put in your listing that you will not accept and offer without a commitment letter or proof of funds. That way you do not "hold up"  the property with bogus offers.

@Phillip Booth Hello!! I'm a VA gal as well and have been investing here since 1999. VA is and has been a very strong market. I see that you are from Roanoke, are you investing in that area or are you wanting to branch to the beach as well?

@Tangala Williams I would think that the news report on the bandit signs was not one with a positive spin, therefore who would want to be on-air in a negative light? Investors are vilified by media enough already.

I always tell my flipping students (no profanity intended, lol) to reach out to the wholesalers in the area. Why not let them do the leg work to lock down a good contract? 

I would also recommend finding REI meet-ups or networking groups to find wholesalers in your area. This is also great for building a team for when you do find a deal. They can help you find hard money, contractors, and a real estate attorney or title company. These are all things that you will need once you find that perfect deal!

Hello Anthony,

I invested in my first property at 21 and have been ever since. I am 39 now. It is never too early to get started in investing in your future.

I would advise that you find a coach, mentor, or a REI group in your area to assist you along the way. I learned most of what I know by making a mistake first. I have actually messed up so much that I blog about it. lol There is some usable content on there if you want to check it out.
