@Jake S. one tenant is month-to-month and the other lease expires at the end of July. We're going to negotiate a lower price and go from there.

Thanks for the feedback. With the due dilligence clause, we can walk away for any reason without penalty.

I'm currently in the due dilligence phase and discovered the current owner is paying for untilites for both tenants in a duplex. The unit has one meter for water. 

Since this is new information, it changes the cashflow on the deal. Should I simply renegotiate? What are other options I have to move forward?

I'm looking to obtain commercial financing on a property, and just looking for recommendations for lenders in the southeast area.  I am a brand new business, so I'm finding it difficult with larger, institutional lenders. Looking for financing in the $150 - $300K range. Thanks guys!

@Christi Hawkins @Jennifer Z. Do you guys have experience with loans for multi family properties?  I won't be using the property as a primary residence; It seems to be a great program, just certain stipulations are attached to the loan.
