You may need to clarify this a little more. Are they saying you don't have enough equity in the house to do a cash out refi? If that is the case, it may not be within their thresholds to take cash out of it as you don't get 100% of the equity.

Seems pretty high to me. I had 15 windows replaced including 1 half-moon shaped custom window and paid about $15,000 for windows and install.

There is no such thing as a bad time to invest especially if you are planning to buy and hold.

The Lehigh Valley real estate market is one of the hottest in the Country. I am not familiar with Trenton NJ, but other parts of NJ you can't compare the valley to. I grew up in Dover NJ myself. Easton is a great location and is a commuter location due to its proximity to NJ.

I feel the numbers could be accurate and I agree there will not be much of a monthly cash flow. The goal of buy and hold though is just that. Don't think immediate, think 5 year, 10 year, 20 year. Will that property be cash flowing then? Absolutely! Will you have equity? Absolutely. Look for opportunities to reduce expense to get more cash flow out the fence.
