@Emmanuel N Okafor If that's what the cap rate for the area is, then it sounds like your offer was reasonable based on your explanation.  Did the broker mention if that was the cap rate before the value add or after it was implemented?

Hey guys.  I'm looking to ramp up investor relations for my syndication business and need an experienced investor relations person that has raised $1MM or more on previous deals (preferably multiple times).  I have steady deal flow and need somebody with a strong work ethic that has the capability to fund them.  If this sounds like you, reach out and let's discuss it further.

@Carlton B. Thanks for the kind words.  I use the Syndicated Deal Analyzer, which can be found at the link below.

@Emmanuel N Okafor This tool is specifically designed for syndication.  It sounds like you're using your own money, so one of the BiggerPockets calculators will likely suffice.  I don't look at too many deals in the DFW market, but a cap rate of 5.5% seems really high.  Now it's possible the market might get there as interest rates continue to rise, but it's likely way above where the market currently is.

@Leonid Sapronov If I was the seller, I'd want as much as possible.  For a deal that size in a rural area, you'll probably get $25,000 or $50,000 on the high side.

@Leonid Sapronov Start with 1% of the purchase price and work up from there if needed.

@Daniel Shand Depending on the size of the property that you're looking to purchase, AllTrade is a good company to use.  How big of a property are you looking to purchase?

@Guy Idan It is common if you're using a buyer's agent.  Many people on the commercial side do not use buyer's agents because the seller's agents control the deal flow.  However, it's rare that agents co-broke deals in the commercial space, so if you're using a buyer's agent, then you should expect to compensate them for their work.
