Hi Naveen,

I can do 25% down on a non warrantable condo. Please feel free to message me for more info! All we do is Non QM so we understand the nuances behind condo projects like this. I have brokers in various states where vacation homes run into deductible issues, HOA reserve issues, litigation, just to name a few examples.

unfortunately, that would not elimine the debt from your DTI. If your goal is to keep acquiring investment properties, going the DSCR route for future purchases would be ideal, as they do not report on credit(with me, the lender of course). But if you're looking to purchase a primary or second home conventionally, you don't want to keep buying investment properties conventionally as it will certainly ding your DTI. Buying with a NON-QM program is the best way to go about it nowadays, as 1: it won't report to credit reports, 2: quicker closings 3: it won't ding your DTI . Hi David,

With a Non-QM program, you can vest in your personal name at closing. No issues there. And rates are on par with conventional. Quicker turn times and less paperwork. Please feel free to message me and I’d be happy to answer any questions!
