I'm always skeptical about these "articles" but I'm familiar with Davenport, FL and Haines City, FL (both Orlando area) so it's good to see they made the list.

Yes you should disclose it.  Even if legally you don't have to, the first day the new tenants talk to the neighbors they'll find out they're in the "sinkhole house"

If you can buy it cheap it might cash flow really well even with discounted rent.

Have an appropriate friend with a different property call him for a concrete job.  Have your friend schedule him to take a look for the bid and you can be there too.

IF the property/deal is a good one, just get the money from your parents far enough in advance so it's "seasoned" and the bank won't need you to explain it.

I used money from my fathers HELOC for a down payment. He set up the HELOC for this purpose and I paid his costs associated with it. He emails me the monthly statement and I send him a check (for more than the minimum) and he'll then use that money to pay the HELOC. Good interest rate too.

Not surprised the author is a stock fund manager.  They don't make money when I buy homes instead of mutual funds.

I have a great contractor in the Kissimmee/Davenport area.  Haven't needed him for my Orlando properties but I think he'd handle Orlando as well.

Welcome!

I agree with @Michael Hassell there seems to be good opportunity near Lakeland.  I've purchased 2 homes in Auburndale in the past 4 months and the long-term rental market seems strong.

Beach-front vacation rental might be more fun though!
