Will, a thought to consider...if this is a long term buy/hold asset and you intend to grow your portfolio, I would borrow the max you can at these low rates and keep the balance of your cash as fresh powder for the next opportunity. I think locking in the current mortgage rates for 20-30 years is money!!

I'm curious if anyone has experience with renting to H-2B Temporary Non-Agricultural Workers. Any color on how this has worked for you? Do's and don'ts of renting to that tenant base? Opinion on sustainability of that program ?               thanks,

    Greg, I've done that and it's worked great....cheaper than hard money/private lender, easy to repay with longer term financing of new project, gives you lots of flexibility. I've used First Citizens for my HELOC. I'm sure there are other banks that will offer that product too. If you need more info let me know
