What are some resources one can use when trying to estimate the gross revenue a STR will bring in?

I am analyzing a deal that would be a house hack with a detached garage that I would love to turn into an ADU. Are there databases with comps of what good Airbnb prices go for like what BP insights provides or do I just need to grind on AirBnB's sight for comps?

To make sure you grab a good deal on a SFH househack here in ATX would you recommend using the BRRR calculator or the Fix & Flip calculator? is there enough of a difference between the two?

The DTI varies from lender to lender. I spoke to a lender a couple of weeks ago about DTI for a second home. Will STR it most of the year and I will use it a few weeks a year. They would go up to 50% DTI on a second home. Rates are so low that you can do a lot now with financing a property at 3% or less in some cases. Use the second home strategy to save on the interest rate. Pretty sure you can't apply this to small multi units. Short Term Rental vacation home could potentially return better cash flow then a multi unit in Ohio. You should explore other possibilities.

I have been considering this as a second strategy since I live in Austin and it is a big Bachelor/Bachelorette party city. After our lease ends in July 2021, we want to get into a Live & BRRR and turn them into STR or LTR.

Out of curiosity, do you know if there is a certain number of days/percentage of the year you need to live in the residence for it to constitute a second home and not a true investment property? Does that even matter?

Unfortunately you cant treat patients without a medical license, so it was a step that had to happen to ultimately live the life I want.  

But yes, starting the real estate journey with $280k in student loan debt (combined $600k with my girlfriend who is also a chiro) is a bit of a damper... but it will make the victory lap once I reach my goal of $100K/yr by 35 so much sweeter.

@Matthew Jordan Everyone that I had talked up to this forum prior spoke of using physician loans because of the student loan debt myself and my partner have accumulated.
