Thanks for your response! I haven’t been so active in continuing my research of the Atlanta Market.

This is amazing. So very proud of you! Nothing poor about that mindset @Byron Scott.

@Rick Baggenstoss Thanks for your response Rick. I’ve actually met an agent hosting a webinar on lease options. Hoping it helps.

Perhaps your comment is in reference to seller financing? Could you be more specific here?

Thanks for you time!

Hey guys!

Hope everyone is staying positive in their investing endeavors.

I am posting today becasue after reading Brandon’s No or Low Money Down book, I am interested in agents that specialize in Seller Financing as well as Lease Options.

I am interested in the following areas:

1. Atlanta

2. Buffalo

Please reply with recommendations and referrals.

@Stephanie P. Thanks! I am also contemplating staying in Korea while purchasing which’d qualify the property as non/owner occupied. I’ll look into these. Have a great evening.

@Stephanie P. Hi Stephanie, thanks for this. I’ve also been told to check out ‘flexible income verification’ programs.

1. Are you aware of these?

2. What are some popular no income verification loans or programs?

3. Are they offered by banks, credit unions or private lenders?

I’ll commence research on this things this week.

I intend to return to the States in August of 2020. Not sure that I can save enough for a full 20 percent down payment by then (also paying down student loans).

@Mark Sewell thank you! 20-35 percent down is agressive, I’d have to wait longer to purchase.

@Mark Sewell Hey Mark. You may have misunderstood here. I am not interested in flipping, only buy and hold renting.

Initially, in moving back to the states (Atlanta) from South Korea, I’d have no job. That’d take some time (a short time I’d hope) to acquire yet, I’d want to start the home buying process right away.

A: Would this gap in work history (the time is takes to seek new employment as I’d be relocating), discourage the bank from lending to me?

Or I can stay in South Korea, using a foreign income and POA to sign on my behalf at closing.

B: Do you have any insights now?
