If the margin is large enough definitely go through title. It will be a lot of work otherwise. If you're wholesaling you'll want to resale around 50% market value so buy at 30% or less

Send the purchase agreement to a local title company and let them handle it. If that's not an option I usually send the Deed to a local notary with a cashiers check for the lot. The notary will hand over the check, notarize the signature, and mail the deed to the county (send an extra shipping label for that). Make sure you have any supporting documents and fees needed for the county recorder. If you have any questions feel free to DM me.

Renee Mills call the county. You can usually get everything you need from their website, but if you call they can point you in the right direction pretty quickly.

I buy and sell land. You can post to zillow, landwatch, or landandfarm.com. LaF being the best right now. Look up the comps on one or all of those sights. Post it under market ~70% if you can to sell quick. Do some screen shots of the lot using google earth pro and see if you can get a local drone photographer to make a video for it. If you just want to unload it and move on I may be interested or can find someone to buy just let me know.

You have definitely created another job. Now you have to create systems for that job and SLOWLY pull yourself out. I don't have any real answers for you on how to deal that, but that's what comes with building a business.

Dude you need to build more capitol. Go to yard sales and flip their junk. Build up some seed money. I started buying land last year with $1500. Flipped that lot for $3500 and repeated the process. I now have 5 lots and once all sold I'll net 40-50k. No rush man just put your head down and start where you are. If that's $100 cool. Go to thrift stores and yard sales. If that's $2k pus reach out to me and I may be able to send something small your way I don't want.

Hey Kyle I appreciate the response, but that's just a little far west for us. 

I should have clarified that we are mainly looking for flips, but just to fund the holds.
