Good morning Bigger Pockets family: In the midst of all this chaos that we are experiencing today, I wonder: what is the future for us, real estate investors: high costs, inflation and other factors that we know, will it be to go live in the countryside or find formulas that allow us live in a world that is more aware, more balanced, in peace and with a better quality of life among us human beings; I really do not know. Thank you every one!!

In my experience, the most important point it's if the area that you are making investment has potential future or no; in this case you will be in the middle of nothing.

Good Morning BIGGERPOCKETS FAMILY:

QUESTION: I am interested for a property that Asking price its 135k , 3 days inspection period and 3-5 k escrow deposit  ; i need to made this deposit  in 2 -3 days , my question its THE SELLER are asking FOR A PROOF OF FUNDS, that i need to got from a private lender or hard money or conventional loan , in this time the seller will be receive all the offers and just select one ; THE best OFFER FOR him; how i compete to be the first to secure the property???? I am swimming in a pool whit to many sharks.

I am an  Architect and i am very interested in the area of property investments , I live in the of Miami, fl, a very expensive and competitive market. This situation leads me to think how positive  it is to analyze small cities or suburban areas to invest in FUTURE whit reasonable prices, THE QUESTION IS: In big cities like Miami or similar one ; we investors  have to invest large sums of money to obtain a low return while  in suburban areas or small cities we have to invest a little to obtain good returns. I WOULD LIKE TO HEAR THE OPINION OF EXPERTS IN THE FIELD.

When I use the BRRRR System in the refinance part of the property , that money is used to pay the initial loan of the purchase property . I now directly assume the debt whit the Bank or lender, this payment is made through of the monthly rent that i receive.

Question: In this case the cash flow  is ZERO?         Whats THE GOAL?     Whats the END GOAL???

The property has all ready identified and i do not pay nothing upfront fees to got the the loan yet, but this it why are asking for advice, because they say that the approved loan will be deposit in my account in 3 days, i want to do the right process.
