@Josh Gosnell I have only been doing turn key to this point. Please keep in mind im pretty new to this! I am currently waiting on a new construction. There aren't a ton of BRRRR properties out here, and when there are they seem to disappear pretty fast. Really good properties are gone in about a week.

Hello! The Phoenix area is BOOMING. Prices have skyrocketed in the last year. I am actively investing in the west valley; Goodyear, Avondale, Litchfield Park areas. Luke Airforce Base is here and so there is always a strong rental market. Lots of new builds as well. Hope that helps and good luck!

I will rent out my current place once the new build is completed. After expenses I expect my current property to cashflow about $350 per month. I am very interested in multi family and have been looking for a small MFH but my issue is that with multi family you tend to have much higher tenant turnover. I am trying to build a portfolio of properties that will have tenants in place for 5+ years. Plus SFH appreciate at a much much higher rate than MFH, especially in Phoenix where many of the multi family properties that I can reasonably afford are in less than desirable areas (that I've been able to find). I'm open to MFH but only under the right circumstances.

REI in the Phoenix area is relatively expensive right now, however it is also one of the best investment areas in the country. I bought my first property here 2 years ago and it is now appraising at $50K more than I bought it for. I am buying a new build in the Litchfield Park area and they have just finished framing. With the earnest money I put down, I am already at over $30K in equity before putting a down payment! I plan to live in the new build for at least a year, but both properties will cashflow immediately.
I follow a long term Buy and Hold strategy which may not be what you're looking for. I'm not looking for a quick dollar, I want to build long term sustainable wealth and I feel that the PHX area is ripe for that type of investing!

@Ryan Hazelwood I actually just put money down on a new construction for a long term hold strategy. I care more about wealth over time than a quick return. I'm looking at another investment soon and may go with BRRRR depending on if I can get a partner who is willing to put in the sweat equity on a multi family property!

Hello, I'm working with a Real Estate broker named Michael Douville. He's been around a long time and published a couple of books as well. He has a more conservative approach but his advice has been on point. Just signed on a home with him last weekend!
