Am I the only finding the new HAR website only showing the highest properties even when there is no min? I did a search and usually when I search the lists it will show the lowest costing homes (when I sort by ascending price) but now the same search is only returning $130k+ homes mostly. Any suggestions?

Anybody can recommend any good books or courses that will help me understand and become confident with making offers? 

So I have a deal I am getting a contract on a deal that I think has great potential for profit. The only issue is they would like a pretty high earnest money deposit that I do not have. How can I still get this property under contract if I do not have the amount to put in escrow? Is there any way around this? Any advice would be helpful!

Is City-Data's high low property evaluating software a good source when you do not want to constantly bother realtor's for comps to determine ARV? It has recently sold a calculates the average.....

I have a realtor for the comps, but zillow also lists pre foreclosures and other type propert Hes. are these reliable or usable in any way ? 

I know that as wholesaler we should only use comps to estimate the deals we find, but is zillow accurate in the pre-foreclosure listings in the Houston area?
