I'm trying to decide if my first property should be for personal to begin the BRRR method or if it's too much a liability.
I'm a W-2 employee (new construtction luxury property management) about 60 days from going 1099 (licensed real estate agent). I have about $50k in reserves to invest and 6 months worth of income to pay bills.
My business plan is to buy under $75k but my personal property would be $200k+ range. I have no interest in house hacking because it makes my daughter and husband uncomfortable.
Should I rent and start with creative lending?
Or will it be easier to get started to BRRR for personal then using HELOC?

@John Thedford
Thank you for the contact! You are not to far from my area. Are you investing or only real estate sales?

I would prefer not to buy as a individual but under my LLC. What type of loan would someone use investing under a corporation? What are typical terms?

Hello everyone!
I'm a real estate agent doing my research to begin investing. I'm converting from w-2 to w-9 currently. I have $15k in reserves for bills and a small nest egg of $50k to begin investing. I'm looking in markets with assets $20k-$40k I can renovate and rent.
I'm trying to determine the best way to get financing. I'm a registered P.A. in the state of Florida and prefer not to buy cash for my first deal.
Is there anyone in a similar situation who is not W-2 employed? How did you get started on your first deal?
