Hey, thanks a lot for the advice Brian! It is much appreciated! It’s reassuring to know that all these minor details I have been putting together are not just a waste of time. I find myself diving deep into the details to make sure my deals are attractive. It’s also a way to put my mind at ease to know that I have thought of every possible outcome. I still have lots to work on but that’s why I’m on this site. I would love it if you could set me up with an agent in Salem. I won’t contact them until I’m completely prepared like you advised.

Thanks for the warm welcome Brian and Caroline! I’m excited to start diving in and meeting new people in the real estate field! As for my plans I like the idea of fix and flip, also the brrrr strategy. My goal is to become a long-term buy-and-hold investor. As I mentioned in my post I don’t have a lot of experience on the investing side of things. I just purchased my first single-family home in the Salem area last summer. The plan is to fix it up and build some equity that I can leverage for my next deal. It is an owner occupied loan and I have to be in the house for at least a year. Depending on the sweat equity I gain I may sell the house or use it as my first rental property. I’m an extremely motivated individual and this is something that I bring to anything that I’m a part of. I’m not on BP for any particular reason. I just upgraded to a pro account to have access to the calculators. I have been analyzing deals on my own for sometime now but this is a helpful resource. Because we are in such a high priced market I’m interested in the idea if a construction to permanent deal building new multi-family homes. I think one of my best attributes is that I am great at analyzing neighborhoods. I have some what of a photogenic memory. In the near future I will be looking to raise funds for my next deal. This deal will most likely consist of a construction to perm loan. Taking raw land in the heart of Portland and making it shine. This strategy will have great cash flow but could also be a huge equity play. I’m always up for suggestions and advice and nothing is set in stone. Maybe in the near future I will get to chat with both of you at one of the meet ups. Looks like Mindy has a really cool one coming up this month.

Hey there everyone, my name is Joseph. I’m a single dad growing up and living in the Northwest part of the United States. I’ve been listening to the podcasts and they keep recommending me to introduce myself. I figured well, I guess I should get around to doing that.

My reasoning for being on this site is because I am passionate about real estate. I’m new to truly investing but I have been around all types of projects.The first construction I ever did was to renovate my mom's unfinished basement and turn it into a recording studio. I hired neighborhood friends to help me with the build. Needless to say, the walls didn’t come out flush. This was in Spokane Washington, the place where I grew up.

Moved to Portland Oregon with two opportunities. To help my brother convert his traditional house into a fourplex and become a vital part of an up-and-coming nonprofit organization. Both of these moves turned out to be a success for me. My brother was able to pull in lots of extra income and the music school did great. I am grateful for all of the knowledge I learned along this path. I ended up moving on to a different music school and becoming the building manager. Now, this is a totally different set of skills I’ve learned. At the first school, I help build it from the ground up. Literally, me in the hole with a jackhammer. At the new music school, it was a much bigger undertaking. Lots of subcontractors and red tape to deal with. I would post a link to both music schools but I don’t want to break the BP guidelines. Google nonprofit music centers in Oregon and you will find them. The first ones in Portland on Killingsworth St and the others in West Linn.

As of now I just recently made a serious decision in my life. I decided that my future is in real estate. This is not just some overnight phase. I’ve read books, blogs and have been listening to the BP podcast for years. Not that that makes me some super pro or anything. It’s just this has been something that I have always had an interest in. The interest never went away so here I am today.

My personal goal is to submerge myself in all things real estate. So many moving parts and positions that could be played. I like to think of myself as somewhat of a Swiss Army knife. You know, I do lots of things okay. Hey, I still got the job done, right?!When I put my mind to something I am one of the most dedicated people you will ever meet. I’m not saying this to brag or anything just trying to give you a sense of who you’re chatting with.

Well anyways, I’m still in the E quadrant so I’m going to watch this game and start getting ready for tomorrow. Go Blazers!!!

I think it's great how we get to listen to all the different perspectives on this show! I can see how paying off your mortgage would be a good thing. I like the idea of doing that with some of the portfolio but still keeping some houses to leverage.
