You could still put the house under contract even with the friend listing it.  Make an offer for her asking and see if you can line up a buyer for a higher price. It's a win-win. 

Can you wholesale out of state?  For example, I live in an Attorney Closing State, I would like to deal with only Title Companies or Closing Reps,  could I wholesale in another state that I don't live in?

Hello All!  

Newbie Here

I am located in Upstate NY. Our county has a very easy user friendly web system for property taxes. However, although I can access the property owners information, I can not decipher if the property is delinquent on taxes or not. My ultimate goal is to catch these properties prior to going to auction.  The auction list will not be available until late September. Any advice?
