@Carlton Blair Kutas I study the stock market and the market as a whole but I far prefer RE investing to stock investing for a number of reasons. Imo the main drawback to RE is it’s not liquid. However taking into account that leverage in RE is far safer and more lucrative than leverage in stocks. If u buy a property for 1 million in a highly appreciative market let’s say it appreciates at 4% per year and you put 20% down to acquire the property. Even though you only own 20% on the property you still see appreciation on the entire 1 million dollar asset. So your roi on your 200k just with appreciation not including debt pay down or cash flow is roughly 20%. Obviously these are rough numbers. Even if the property doesn’t cash flow eventually with appreciation rents will follow and it will in the future. You also have the benefit of equity not being taxed and so many other tax benefits such as appreciation. The way I see it is the majority of the wealthiest people in the world aren’t very diversified. They find what they’re good at and focus all their energy on that and scale at a much faster rate. You can always diversify down the road.

@Brennan Harms I would def look into str and educate yourself on them. Str will almost always cash flow better than ltr will and if you buy in the right market your appreciation will also be killer. I would recommend self managing. Something to think about if you do end up going the str route and want to scale a portfolio and have quite a bit of capital is getting into nicer higher end properties. Think long term. In 10 years it would be much easier to manage a portfolio of 10 higher end rentals than 30 cheaper rentals. Good luck!
