Screen them as you would any other property. 

Collect 3 months upfront. 60 day notice clause

Margins are higher if you're willing to deal with the micro-managing 

@Regis M Burdier it's up to the RE commission to determine whether you were acting as an agent or not.  IMO as a wholesaler you are doing EVERYTHING an agent would do in a RE transaction.

That being said the chance of this happening are slim, but it's out there
