I joined all that I could find with more than a few members. The Augusta REIA Meetup seems to be the most active, but their meetings are closer to Columbia, SC. I am working with a real estate agent that I have known for a while to look for properties and to link me up with folks that might be interested in working together.

I am interested in meeting fellow investors and wholesalers in Augusta and surrounding areas. I do not have a great deal of experience investing, so I am looking for potential partners and to make my way onto a few wholesaler's lists. I recently joined a few real estate meetup groups, but have not attended any meetings yet.

Although I am new and open to just about anything, I would like to begin with fairly low priced multifamily or small apartment complexes to get my feet wet but would consider single family if the numbers make sense. I am open to ugly properties, but not complete gut jobs or ones that require extensive repair before they could be rented. I simply don't have the experience or capital to handle major rehabs.

Thanks everyone for giving me a reality check. There are certainly a lot of things I wasn't looking at with these types of deals. It's just so easy to get swept up in the excitement of super high ROI.

Thanks for getting back to me. I hadn't considered looking at leins or back taxes, nor had I considered the alternate strategies employed by different types of investors.

Good morning,

I'm considering some cheap properties in Baltimore. Although some clearly require complete or partial rehabs, there are some that seem to be turnkey and even state they they have been certified for Section 8 tenants. 

A couple of deals seem too good to be true. There would be more than enough fat to pay the mortgage, pay a property manager slightly above market for the extra headache, put aside reserves for capex and taxes, and still generate at least a couple hundred bucks in cash flow. 

What's the catch?

Thank you for your inputs and advice. I live in the DC area, so "low income" housing starts at 150k while rents can be well under 1300 in those areas. On most deals, it would be a dream to get 12% Cash on Cash.

Fortunately, my parents live just outside of Little Rock and have graciously agreed to see a few houses before I go visit.

How is the rent market?

If a home is competitively priced and in good condition, how long can I expect to have it sit vacant waiting for a good tenant?
