Post: Is Little Rock Too Good To Be True?

I'm looking at homes in and around Little Rock, AR and it seems that there are countless homes under 40k that could rent for 550-700 per month. Even factoring in unfavorable expenses, many of the nicer homes in that price range are showing a cash on cash ROI of more than 25%. The numbers just seem too good to be true.

Someone, please enlighten me about the market in Little Rock.

Thanks for the encouragement. Earlier in the thread, @Russell Brazil and @Elizabeth Nourse made really great arguments for investing in SFH in the NoVA area rather than multi-family. There's still a lot of research to do, but I think I will heed their advice.

I really appreciate the guidance. After reading several of the most popular books, which emphasize multi-family investments, I was really stuck on that idea. I'm seeing a lot of great SFH opportunities in and around my area, I may shorten my timeline for my first purchase.

I'm out of the country for the next few months, so I can't start investing until I return. I would like the opportunity to personally inspect any property before I make the leap.

Thanks for the advice. What do you think about 10-15 unit buildings? I've had my eye on a few in Baltimore, but haven't done a great deal of research on the areas yet.

Thanks for the advice. I read "The ABC's of Real Estate Investing" a few days ago, that's what made me want to go into apartments rather than single family homes. I hope to leverage the tribe for advice and support in the coming months.
