Agreed. There is nothing new under the sun as they say. The secrets to real estate have been revealed long ago. Take the time to share with others, and you will receive back tenfold. If you document your journey and progress, eventually you will become an authority in your niche, and there are many ways this can be of benefit to you, and not just financially.
If everyone was tense and unwilling to share information openly and encourage each other onwards, Bigger Pockets would not be where it is today. Meditate on that one for a moment.

As others have already stated the first paragraph needs work. Personally, I don't mention anything about death or the fact that the property is an estate. I use a professional white letter format that explains how I found their property through my local appraisal district. Which is actually a factual statement, I pull probate properties directly from the CAD, I no longer purchase a list for them.
The time to build empathy with them is at the property or on the phone, where you can be sincere and genuine.

Be careful here. You are safeguarded as long as you have the house under an option and the deal is papered up correctly (contract). Make sure the end buyer is set to close before your option period is up. If the buyer backs out and its even one day past the option period, you will be held liable.

Check with your local appraisal district / tax assessor. You can often sort the database and specify SF or MF.

Quick word to the wise. For anyone considering purchasing mentoring, products or services. Make sure the person you are purchasing from is actively practicing what they claim to be teaching.
Its easier to teach than to close deals, and some people have taken advantage of this and made it their full time source of income by exploiting others. Too many "experts" have spent a pretty penny on marketing and hype to separate you from your cash.

Long before I started posting on the forum I would lurk here and follow a select few individuals here on bigger pockets. Ryan Webber, was one of those individuals.
I would spent a great deal of time analyzing every forum post and every thread he ever created. I learned so much about this business from escrow and title companies to marketing and assignment fees from his posts.
Unfortunately, I never had the opportunity to meet with Ryan in person or communicate with him online. I just wanted to chime in and let it be known that Ryan has helped out a ton of users on these forums even if indirectly, just from the information he has shared here openly.
My thoughts go out to his friends and family for their terrible loss. Ryan leaves behind a grand legacy, and I am very thankful that he shared information so openly.
You will be missed Ryan.
