I would not make something like this my first deal. For the first one do not try to outsmart the easy and proven (read less sexy) way... be patient and buy a straightforward non contingent deal... at least those are my two cents.

Never saw that technique- it would catch my attention as well. thanks for posting!

I agree with @Bill S. l would not "train" my tenants to depend on me like this plus the fact that some states have laws on the books. Oh and on the group text option- can't someone easily reply on the group text thread and now you have all of your tenants texting each other etc... not sure I like that option either!

Did anyone have luck on a meet up?

@Michael Smith I would love to see this as a newbie. A lot to learn for me and I am sure a group of like minded would help all.

I just read the quick article from @BenLeybovich titled Focus Investing on his website http://justaskbenwhy.com/ this afternoon and also listened to the BP Podcast with his interview (think it was Episode #6). Focus Investing for Ben is his term for "snow balling" one note from your portfolio with CF from other properties within your portfolio.

I am totally on board and understand the obvious reasons to "Focus" on one note or conversely to leverage CF and get another property etc... As Ben states clearly, "I plain don’t like a lot of equity. It’s useless. It does not pay for bread or medical – Cash Flow does all that."

Now my being a student at this time and not having purchased an investment property I am still not sure which direction I would go with if I had the luxury for multiple Cash Flows but that is another post.

What caught my attention though was this reply he had to Seth in the comments section: "It's not a good idea to own equity from liability stand-point – attracts bad attention". We all know about the legal reasons/protective measures to go to an LLC but the paradox of being "conservative" and paying off one mortgage in full but in reality putting all your legal exposure and hard earned Portfolio CF in one basket really made me take a step back from the Snowball/Focus camp.

Curious what others' thoughts are and my thanks to @BenLeybovich for winning a Gold Star today and literally getting me to stop in my tracks and think...

1. How many SFR's do you have? 2. What is your cumulative Cash Flow? 3. What is your estimated equity in your SRF portfolio? 4. What is your end game goal? 5. What market/msa's are you in? I am trying to pressure check some of my initial assumptions on my business plan and your experience/return/portfolio dynamics would be helpful for me. Thx for your replies!

Trying to build up all my bookmarks and resources to stay organized and updated. Any great tools, sites and other that you regularly visit to stay on the ball ( of course other than BP which I have found to be excellent so far).
