I will most likely be investing out of state due to prices in my area. So I will have to make my decision of where and then continue my search.

I have a few rookie questions about finding a realtor.

First of all, how did you find your realtor? Do you just go to the local offices and talk to each of them to decide who you want to work with?

Are there certain realtors who are more familiar with working w/ investors? And how would I go about finiding one?

And lastly, if I wanted to buy a property out of state, do I need to hook up with a realtor in that area, or will a realtor local to me be able to work that deal with me?

Chris Masons Unfortunately, most NJ investments are out of my price range at this point. Any idea where a good out of state multifamily investment area would be? I did a quick search in the Raleigh area and also Houston, but I guess I would really have to travel to these places to get a feel for the area.

Mike D. That is correct. I am working with approximately 20k, give or take a little.

Living in a multi-family unit could be an option, however I would prefer to stay in the Ocean/Monmouth county area at this time and they seem like they are hard to come by in this area.

Foreclosures may be one way for me to get the best bang for my buck in the area, but again, that is something I still need to learn a lot more about.

Great advice and tips from all!

John Moore I have done a small amount of research on properties for sale in the area (still not sure of the best ways to do my research) that may have been in the path of Sandy, and from what I've seen homes are either just flat out, out of my price range, or have a substantial amount of damage that would bring them out of my price range with repairs.

The Poconos were appealing because the area is within driving distance and prices seemed somewhat reasonable. Still need to do more research on which area is best for year-round vacationers.

I clearly have a lot of learning to do before I get started. I'd love to just jump in and go thru trial by fire, but that would probably not be the wisest move at this point.

My credit is very good, but this would be my first purchase of this magnitude and I don't really know what it would take to get approved.

Glad to see some people from my area! It will be helpful to pick your brains on things.

Do you think owning my first property from a long distance will be difficult to handle? Or once you find a reliable property manager is it mostly hands off?

Hello All,

My name is Chris, I'm 26, and I'm located in Ocean County, NJ.

I came across this website through a Google search about a week or so ago and have been hooked. I really have almost zero knowledge on real estate investing, but I have been cramming the past couple of weeks trying to learn as much as possible.

I am trying to decide what would be a smart first investment for myself. I have enough money for a down payment on a property for about 95K max.

I would like my first investment to be close by but with taxes being so high in New Jersey, I don't know how I could afford anything worthwhile.

Some ideas I've had so far are..

A piece of land in the Outer Banks of NC, a rental property in Raleigh, NC, a rental property in Myrtle Beach, SC, a rental property in the Naples area of FL, or a vacation rental in the Pocono area of PA.

Any opinions or suggestions would be greatly appreciated!
