Hey there.  I am looking at a house on my street that the owner no longer wants.  The owner lives out of state and has secured a tenant for the property for the next year (lease expires August 2019).  He gave the tenant a reduced rent in lieu of yard maintenance and minor repairs.  I simply want to do a quick wholesale assignment of the contract or a 60 day Fix-N-Flip.  It's a great tenant.  Do I have to honor the lease agreement if I purchase the property? I'm guessing not as the lease is between the current owner and tenant.  Things could get messy quickly if I purchase then evict. Thoughts?

Hey !  I just posted a great 4/2.5 property  opportunity for sale in the Marketplace for the Brandon/Valrico FL area.  I'm shocked to see it's the only ad in this area.  Probably because the market is red hot !  Are there any other flip properties / opportunities in that area for sale? Thx.

Single family home that contains 2,544 sq ft and was built in 1987 on a one street subdivision cul de sac.  Excellent location and a hot area! 4 bedrooms and 2.5 bathrooms.  Great tenant occupied at $1300/month who is doing some of the cosmetic upgrades in lieu of reduced rent!  

ARV is $330,000 (Zillow Estimate) however two homes on the street just sold in the last 30 days for $138/SF. Great fix/flip opportunity ($30k repairs/upgrades). Minimum $30k potential profit. Sale price $271,000. This is a great deal! 813-404-6562

Would like anybody's experience with properties on myhousedeals.com?  The ARVs seem off.  Thoughts?  Is it worth signing up for the premium membership?

Hey Kevin.  Welcome to the Tampa area.  I am coming back from a 20 year hiatus and am looking to jump back in.  Looks a lot different than 20 years ago!   Feel like I'm starting from scratch myself.

Great question. I have the same question myself.  I'm in a state of information overload !  I'm looking at lists for obtaining properties such as myhousedeals.com and Happy Home Investor, etc and more confused every day as to having one reliable source.  Perhaps there is no such thing as 1 reliable source but as you mentioned it can get expensive. I do hear however that listSource is a good source and some Real estate courses have pre-negotiated discounts with list source so it appears rates may be negotiable to a degree.   Best of luck!

Hello. I'm relatively new to the wholesaling/flipping opportunity and am looking for some opinions. I currently have a possible flip opportunity. The ARV of this 2544SF house is $349,000 (based on recent sales on the street at $137/ft). Zillow estimate is $330,000. The house needs anywhere from $40-50k in repairs and upgrades. The seller wants to walk away with $250,000 net to him. That leaves about a $45,000 profit before closing costs. Would this deal be attractive for a wholesaler? Would this be an attractive fix and flip opportunity? ANything ese I am missing? Currently working on my education but time is of the essence on this deal. Thanks so much for your feedback.
