While I am not in the RAL business, I am in healthcare and am interested in that area of investing. Just my two cents that could be very wrong are as follows.

Pro: 1) Ability to provide premium care to people. 2) Can be make a lot of money. 3) Potential for growth in the asset class and business. 4) Multiple business exit options.. i.e- Own just the business, own just the real estate, sell one or both, sell portfolio of RAL to large institutions. 

Con: 1) Very "Niche" area, learning curve and barrier to entry (potential pro as well). 2) As with any business, finding quality employees can be difficult. 3) Lot's of regulations/licensing. 4) Depending on your model, can be difficult/expensive to find residents who can self pay, then you have to deal with insurance. 5) Then there is always the risk that the government will change regulations as RAL's become more popular. Potential law suits from families, etc..

@Robert Arnold @Andrew Zannotti @Fernando M. Not trying to hijack this post, but I would love to meet up this weekend 10/23/2020 if any of you are free. I live in Killeen but I am not in town very often here recently while I am working in North Texas. Looking to grow my portfolio.

I agree with @Pete Harper; I live in half of my duplex here in Killeen, which is a 2:1.5 that was previously rented out for around the $650-675 range when I first bought it. Over the last year, I have updated the interior and I now have a great tenant in the other half paying me $800/mo and I believe I can get $850 for my side when I move out. 

Be very careful for what neighborhoods you invest in. Depending on the class of properties you are wanting to invest in you could be in two different classes one street over. While a lot of people may think the closer to the military base you are the better, I believe it's the opposite. The cheapest properties in killeen are closer to the base but it's typically a much lower class. 

Just do your research and understand what type of property you are wanting to buy.

@Christopher Iqal I live in Killeen where I own a Duplex, and I own a SFH in Harker Heights. The entire Bell County area is relatively cheap with some decent cash flow; just be aware that certain areas of Killeen can be war zones, may have some higher turn over rates with military, and you will not see much appreciation in Killeen. All that being said, it is still a good area to invest for long term, but I second all the other areas mentioned above as well. If you are interested in the Bell County area feel free to PM me.

@Marichelle Lao do yo mind disclosing who your PM is? I am starting to invest in Chatt, from the way you described your experience with them, sounds like I may want to stay away from them. I would suggest searching for your own contractor and getting a quote. A lot of that stuff should be able to be done by a local handy man, no need for a contractor. He is giving you what is easiest for him, no best for you.

I would also look into renting out a room in your own house if you are open to having someone else live there. It's better than renting it out long term to someone, and if you get a nurse that works nights, you may hardly ever see them haha.
