I would also check the subfloor, if it is plywood subfloor then removing the tile just got a little harder and you may never get all the thinset off the wood. If it's a concrete slab it's a bit easier but still not a fun job.

Hello again BP family,

I'm creating a second introduction being I took some time off to get some stuff together and get moved into our new place. Last time I did this my wife and I were living in Marin County, California. We have since moved just north of Silicon Valley into a deal that is unheard of in the Bay Area. Thanks to a great opportunity and to family, we are currently living in a home in Woodside while we remodel the guest house on the property that we will then move into. 

We are working on getting our business plan together as our focus has shifted to getting into buy and holds in the Las Vegas area. I would still love to flip in the Bay Area; however, that takes capital we just don't have yet. 

I wanted to throw out there though to the current flippers on the Peninsula that I would love to meet with you and talk real estate. Who knows, it could possibly lead to partnering on a project or two. I am a project manager for a large construction company by day and have endless numbers of qualified vendors in my back pocket. I also have the skill set to run and complete a project very quickly. If anybody is interested in grabbing a drink or bite to eat to chat, just let me know. 

I look forward to being back on here and talking to everybody again.

When I was younger and more concerned with loss of rent we would allow pets. It didn't take long to find out that 'perfect pet' would scratch doors, scratch the glass in sliding glass doors, scratch through carpet, crap everywhere, cause additional liability, cause problems between residents, and on and on..... 

We had a 'perfect cat' that got in ceiling of a unit and used it as a litter box. This resulted in removing the ceiling and coating the floor joists with Kilz. It's simply never going to happen again and I don't miss getting barked at while onsite at our apartments.

 Hey @Ryan I completely understand where you are coming from and it really sucks that people have to ruin it for others who are responsible.  I know when I get to the point where I have rentals I'm sure I'll look back on this and questions my own thinking.  Oh well in the mean time I'll keep looking for a pet friendly house in SF.

Michaela G. Yes I have looked in point Richmond but my wife takes Golden gate transit into her office and would like to stay on it. Plus everything we have seen over there has been no pets as well :( I understand the Bay has a different market and landlords can be picky here because of of hard it is to find a place but it just sucks. Roy N. I completely understand what your saying and I wish there was an exception. I mean I am a project manager with almost 20 years experience in the field of work and have pages and pages of contacts in the trades. I just can't even get to that conversation because I'll be beat out by someone in the tech industry without pets.

ok so here is another question if you guys don't mind.  We found a really nice house, I bookmarked the listing so I didn't forget about it.  A couple days later the ad was down, I assumed they got bombarded with emails and just took it down and had enough interest for the open house tomorrow.  Well yesterday a new ad was placed and in big CAPS it says no pets now.  Should we still go look at it and maybe bring the ad that didn't have the no pets on it?

Kids are WAY more destructive than pets.  I have twin toddlers, and they have colored on walls, dented the hardwood floors by dropping things on them, put hand prints all over the walls and splashed food all over the breakfast area walls.  They have even peed on my carpet.  So, yeah, kids are just as bad if not worse than some pets.

 Thank you @Dawn! We have seriously been mind blown by this LOL.  We have a 6 year old Bully who sleeps all day and wouldn't hurt a fly but for some reason a family with little kids is a safer bet in a house.

Hey Everybody,

I just have a quick question and it may have been asked before but I'm going to ask anyway :) Whats the deal with rentals and no pets? Now I know pets can be destructive but aren't kids just as if not more destructive if not raised well. I mean you interview the person and family why can't you meet the family dog. I guess I'm frustrated because we are looking for a nice house to live in while we flip houses and can't find any that will accept our English Bulldog. If anybody has a lead on a SFR in Marin County for rent that would be awesome!
