My agent says leave them. My painter, who painted multi million dollar properties in Destin for 20 years, says paint. He's family and I know he's not taking me for a ride.

I think the white would open it up, but the wood is so warm and cozy.

Hey all,

I'm working on a contemporary SFH rehab in Atlanta GA that has cedar beam and ceilings only in the living room. My wife says we need to paint it white, but I am not convinced. Obviously selling quickly and at top dollar is the priority.

Most similar homes in the area have left them natural and they are still selling quickly. It will only cost me about $500 additional to paint the ceiling and beams.

Looking for some educated opinions on which way to go.

Jeff,

I just set up a ROBS with Guidant. PM me with any questions you have. All the points made here are valid but I found it a great way to fund my activities. 

I have had the transactions going through professionals (Guidant, tax lawyer, CPA's and bankers) experienced with ERISA and the ROBS process and feel confident I can remain within the law. 

It is inherently risky to use retirement funds, but it can also be a great tool if used smartly.

After looking deeper, the original mortgage was prior to the lien. Maybe it was a re-fi after the tax lien?

Thanks Charlie. How would I go about discovering whether or not the lien has been paid and/or released? 

This is a property with great potential but a huge Fed Tax Lien so it is sitting and rotting. There has to be some methods to resolving the lien and fixing the property.

Good morning BP,

I am looking at a property in foreclosure that has a Federal Tax Lien recorded PRIOR to the recorded date of the first mortgage. In this scenario, the Federal Tax Lien would take priority, correct? SO if I bought this property at auction, I would be responsible for the Federal Tax Lien as well?

Great points Adrien, thank you. Then would you think it wise to further reduce the addresses by excluding any homes that do not have enough estimated equity (current est. value - loan amount)?

I am not wholesaling at this point, I am looking for my 1st rehab property and thought this may be a good way to get to the owners prior to auction.

Good morning,

I am fine tuning my strategy for my first mailing campaign. I plan to use list providers to create my lists and one I am working on is homes that are in pre-foreclosure or foreclosure prior to auction. This list is only about 70 owners for my area and I am curious if I am being too specific? The strategy of the letters would be to get the owner in conversation prior to them going to the courthouse steps and hopefully making a mutually beneficial deal that can keep them from being foreclosed. 

I plan to widen my net and provide more saturation, but I thought a pre-foreclosure list like this would give me a good trial run before sending to the big list.

Any thoughts on my ideas would be appreciated.
