Hey Laura, thanks for choosing to let us help you on your project, I think it came out great! I am glad I was able to find that great price on the architectural shingles and my guys were able get it done quickly, I think it looks 100 times better than the 3 tab shingles and will increase the value even more.

Do not pay anyone anything for a mentoring or like program. Use your cash to purchase a property, find good contractors, make mistakes and learn. No one has a magic program, mentoring programs are for suckers. No offense to anyone running mentoring programs. 

Now, if you can find someone with experience who is willing to let you work with them and learn the ropes on a project, that would be a win.

If the bank is requiring a licensed GC, then all they want is to insure whomever is performing the work knows that they are doing and are not going to take off. If your contractor wants to do the work "under the table", that is fine and I pretty sure the bank will not care. However, like James said above, that is tax evasion on his part and yours if you knowingly do so. My accountant would spank me if I do not have a 1099 BEFORE I write a check.

I usually have my realtor place his normal sign when we are completing finishing touches, about 2 weeks before listing. I have not found any buyers during that time. I have had people who will call and ask and seem interested, but never any follow through. Just my experience. 

 If it is a really hot area, then I think you would have better luck, but in a normal market, not so much.

Aurelio, check out this link for the first draft redistricting proposal. I think they pulled mostly from South and West. We are still West which is a mixed bag. I kind of wanted to move to Denmark as I am sure it will be a great school with all the latest technology and such.

Both North and Central are good schools, not top tier, but good solid schools that should maintain a god rental.

Forsyth is great for all the reasons @Aurelio K. mentioned. The only issue I see is there is so much fast growth and it is hard to compete, for a rehabber at least, with all of the new construction. We love living here though.
