I am also looking to purchase a duplex or 4plex in the Vegas area. This has been a great thread to read through. Since inventory can be limited for multi family-has anyone had any luck with single family home rentals in the area, something that cash flows?

Hi All,

I’ve noticed a decent number of multi family units that are listed for sale on Zillow or Redfin etc will have all of two exterior pictures and then a very brief description of the units themselves and then say “Long term tenants. Please Do Not Disturb Tenants.” Does anyone have any experience in purchasing these types of properties? Is this a big red flag? Any thoughts or experiences would be appreciated.
