If i have 10 properties and use the same phone for each of them, do i have to take that phone cost and divide it by 10 and put it on each schedule E?  Or could i deduct it 100% against one property?

@Michael Plaks you mentions not selling another residence in 2 years. So you couldn't sell multiple primary residence and take a 250k deduction on each of them?

I had AdvantaClean of the Piedmont do mitigation after a water heater exploded. Their bill (over 20k) was sent to my insurance company who said the mitigation company did work that they didn't need to do, and therefore arnt paying. The mitigation company is saying to me basically they don't care what my insurance is saying, they want the full amount.

Suggestions on how to handle this?

@Joe Villeneuve but this implies that you can redeploy that cash you now have. Other wise keeping it even if you make less returns is better than no returns

(not considering keeping it in the bank as opportunity costs)

You'd be selling the deed to your house (I'm guessing... See below for my train of thought)

One building (in your case a duplex) can span multiple parcels. But the FHA loan is for one deed (your duplex).

Yes you could sell the parcel to unit B, but you would need to get a new mortgage so that each property has its own deed (similar to townhomes/row homes)

@Nathan G. If the tenant doesn't not pay their last month's rent. Do you take them to court to recover any expenses because the security deposit would entirely be used to cover the loss of last month's rent ?

@Ben Einspahr did you take the windows out and make them doors? How are you finding tenants (Airbnb, fb, etc.)?

@Bruce Woodruff withholding rent for something like this might not be legal everywhere
